A local landlord plans to upgrade an 84-year-old building as one of Orlando’s most in-demand neighborhoods continues to act as a magnet for investment.

Lake Mary-based S&B Holdings Group LLC plans to transform its 3,188-square-foot 1323 N. Orange Ave. building into a 4,788-square-foot restaurant and bar space with a rooftop deck, according to marketing materials.

It’s the latest transformation for the Ivanhoe Village neighborhood that’s seen hundreds of millions of dollars in investment in recent years for new residential and commercial space.
That investment has spurred landlords to upgrade their own properties in search of higher-paying tenants.

The neighborhood itself recently ranked as Orlando’s best, a nod that likely will attract even more investment there.
