A physician-led development group that has active projects across metro Orlando has closed on a piece of prime, mostly vacant land in Winter Park — but also one that comes with a catch.

Verax Florida LLC, a subsidiary of Orlando-based Verax Investments LLC, paid $2.25 million on July 10 for three adjoining parcels at the northwest corner of West Fairbanks Avenue and Clay Street, according to Orange County records. The trio of properties, which totals 0.8 acres, was sold by 1801 W Fairbanks LLC.

The catch the acquisition comes with is that the parcel at 1805 W. Fairbanks Ave. includes an existing T-Mobile cellular tower the development group will have to incorporate into its plans there.
