Developer plans big pivot for property near UCF

Another retail-to-housing redevelopment has entered Orlando’s development pipeline, this time involving a large restaurant near the University of Central Florida.

A development plan review filed Jan. 4 in Orange County has requested to redevelop a 12,300-square-foot Golden Corral Buffet & Grill restaurant at 11731 E. Colonial Drive into student housing.

Why this matters: The request underscores a larger trend in the Orlando market, with red-hot demand for housing having led to record rent growth. That, in turn, has encouraged owners of land with other commercial uses to reassess whether multifamily or housing might be the best use.
